Building in Brisbane

Brisbane is changing quickly. What was once a city defined by its inner suburbs and established communities now stretches across a patchwork of growth corridors, acreage pockets and master-planned estates that extend north to the Moreton Bay Region, west toward the Lockyer Valley and south through Logan and Yarrabilba. For families planning to build, this breadth creates real opportunity, but it also means the decisions about where and what to build matter more than they used to.

Hallmark Homes has been building single-storey homes across Greater Brisbane for over 40 years, long enough to have seen the region grow, shift and mature. We understand the differences between building in an established outer suburb versus a new estate, the practical realities of building on acreage land, and how to navigate council requirements across different local government areas. As a family-owned business based in South East Queensland, we build around 400 homes every year, and a significant portion of those are across the Brisbane region.

The homes we build in Brisbane range from narrow lot designs in compact estates through to spacious acreage layouts on larger blocks in the western corridor and hinterland areas. Our Eden home design range is particularly well-suited to acreage living, with layouts that take advantage of larger blocks and the indoor-outdoor lifestyle that comes with more land. For those building on standard residential blocks, the Luma and Nest ranges offer practical, liveable designs that work well across Brisbane’s varied lot sizes and orientations.

If you are in the early stages of planning, visiting a display home is one of the most practical steps you can take. Hallmark has display homes across Brisbane that showcase how our designs and inclusions come together in real, liveable homes. The Retreat 345, one of our most viewed designs, is available to walk through at selected locations, such as our Burpengary East Display Home. Seeing the layout, finishes and flow in person gives you a far clearer sense of what works for your household than any floor plan alone.

If visiting in person is not immediately convenient, you can also explore our homes through virtual tours, or get in touch with the Hallmark team when you are ready to discuss your options.

Yes. We build on acreage blocks across the Brisbane region, particularly in the western corridor, Lockyer Valley and other rural-residential pockets. Acreage living offers space, privacy and the flexibility to design a home that sits comfortably on a larger block. Our Eden home design range is specifically suited to acreage, with layouts that prioritise natural light, outlook and connection to the surrounding land. You can read more about acreage living in South East Queensland in our guide to the best areas for acreage living.

Most single-storey build timelines vary depending on the complexity of the design, site conditions and council approval processes. Furthermore, acreage builds may take longer due to additional site works. Hallmark provides a clear timeline at the beginning of the build, with regular communication throughout to keep you informed of progress.

Hallmark offers two inclusions packages: Harmony and Inspire Luxury. Both include quality fixtures, fittings and finishes across kitchens, bathrooms, flooring, appliances and more. Inspire Luxury provides additional features and premium upgrades for those wanting a more refined finish. The full list of inclusions is available on the website, and the team can walk you through the differences during a consultation. You can also explore house and land packages that pair a home design with an available block in selected Brisbane estates.
