This table provides an overview of the stamp duty payable on the value of vacant land.*

To be eligible for the concession, you must:

  • Only build one home on the block of land
  • Have never held an interest in property in Australia or overseas
  • Be a legal individual (not a company or trust) aged 18 years or older
  • Have never claimed the first home vacant land concession on a project before
  • Pay market value for the vacant land if it’s valued between $320,001 and $399,999
  • Ensure that there’s no building (or part of a building) on the land when you purchase it
  • Build your first home on the land and live there on a daily basis within 2 years of the settlement date
  • Not sell, transfer, lease or grant exclusive possession of the property (or any part of the property) before moving in
