The Benefits of Building a Brand New Home

20 July 2016

Why build a new home? Approximately twice as many people prefer buying a new home compared to an existing home. In this case, ‘new’ is defined as a brand new property that has never been lived in, or a home purchased in the pre-construction phase. Due to the benefits of building a new home, there are many reasons why people prefer to buy a new home over an older home and renovate it, including:

1. Customise it to suit you

With a brand new home, you’re given a blank slate to work, enabling you to pick and choose exactly what you want, so your home can be built with your personal taste, family size and lifestyle in mind. Not only is there nothing better than moving into a home that’s uniquely yours, it also means that you’re more likely to get what you want with a new build home.

And with so many single-storey and double-storey home designs to select from, you can choose a home design that suits your lifestyle and the way you want to live. Visiting display homes is a great way to get a real feel for new home designs and helps you make more informed decisions.

2. No renovating

With a new home, there’s no work to be done and more importantly, there won’t be any problems that could increase the cost of homeownership once you’ve moved in. That means there won’t be any weekends spent ‘fixing things up’ or having to call tradespeople in during the week. You don’t have to lift a finger. And that’s a big bonus if you lead a busy lifestyle or your home buying budget is important to you. Which it should be, after all, who wants to blow out their home buying budget!

3. All the bells & whistles

New homes come with the latest design features that today’s modern lifestyles demand, like open plan living, entertainer kitchens, walk-in wardrobes, large master suites and multiple bathrooms. Many older homes simply don’t have these luxuries and as the cost of buying an older home and renovating can be prohibitive, you’ll find that buying a new home is more affordable as a result.

While some people choose to renovate, this means working around the existing structure of the home and making compromises which you needn’t make when you build new.

4. No maintenance

A major financial benefit of having a new home is that you don’t have to do much maintenance, so you’ll save both time and money. With brand new appliances, plumbing, roofing and paintwork, your home should be repair-free for quite a few years.

5. Increased energy efficiency

As new homes are designed with increased energy efficiency in mind and incorporate the latest energy-efficient building materials, lighting and appliances, you’ll not only enjoy lower utility bills by building a new home, you’ll also lower your carbon footprint.

And with so many of us tired of escalating energy prices and electricity bills driven sky-high by air conditioning in summer and heating in winter, that’s a big consideration for many Australian homebuyers.

6. The latest technology

New homes are usually equipped with the latest technology already built-in, such as alarm systems, internet wiring and cabling – saving you time, money and, perhaps most importantly, holes in the walls. Additionally, all the electrical wiring is brand-new, recently installed and backed up by new circuit breakers, which ensures your new home is safe for you and your family to reside in. For families with young children, that provides peace of mind.

7. You’re the very first owner

As your house is a new build, it’s all yours. No one has ever lived there before, so you get to move into a brand new home and can make it well and truly your own. And that’s a great feeling which explains why so many people build a new home!
